How will Campions market my property?
Campions will use a variety of ways to ensure that your property gets the most exposure possible. First we will come and take photographs. Then your property will be loaded on our website and added to Right Move, advertised in the local press and a ‘to let’ board will be erected at your property. Your property will also be put in our high street window display and we will ring and e-mail prospective tenants already on Campions’ database.

How will Campions select a tenant?
All prospective tenants will be credit checked and if necessary we will also ask their bank for a reference. As part of the process we will also take references from their employers and previous landlords.

When will I start receiving rent and how much deposit is held?
We take one month’s rent in advance and one month’s rent plus £100 for the deposit. If we hold the deposit for you, this is registered with the Tenancy Deposit Scheme and the rent is usually passed over to you within 7 working days.
For managed properties, we aim for a rent day of the first of the month. Where a tenant’s move in date is not the first of the month, we ask them to pay 1 month plus the balance of the current month if they move in on or after the 15th or just the balance of the current month if they move in before the 15th.

Am I covered if the tenants stop paying rent?
In our experience this is rare when proper references have been taken but for added peace of mind we can arrange a Rent Protection insurance policy for our clients.

Who organises repair work?
Campions can organise repair work for our managed customers subject to their consent. To enable us to carry out minor repairs on your behalf without disturbing you we will agree a sum of money (usually £100) that can be used without consent. Let only clients arrange and manage their own repairs and general maintenance.

What legal obligations apply to gas, electric appliances and furnishings?
Landlords are obliged by law to ensure their tenants and any other occupiers of their property are safe. It is dependent on your property and its contents as to what exact obligations apply to you. You are advised to speak one of Campions fully-trained staff to discuss these issues further.

What happens if I go overseas?
If you go overseas for more than 6 months you are required to complete a HMRC form. Campions can continue to manage your property in the normal manner during your absence but will require a tax exemption certificate, issued by your tax office. If no certificate can be supplied, Campions deduct tax at the current rate specified by HMRC.

What do I need to do to arrange a viewing?
When you view a property on line you are given two options - Request a Viewing or Ask a Question. Completing the Request a Viewing form sends your details to us, linked to that property. When we get these, we’ll call to arrange a booking at a convenient time.

When can I view properties?
You may view properties between 09:30 and 18:00 Monday to Friday. Unfortunately we are not able to offer evening or weekend viewings.

I have found a property I like – what do I need to do to reserve it?
To reserve a property & and remove it from all “To Let” listings, you should contact the office to arrange to complete the paperwork & pay the relevant fees, as detailed in our terms and conditions.
