FULL LETTING AND MANAGEMENT SERVICE
This service is primarily for those who work abroad or elsewhere in the country but wish to retain their houses for future use and as a secure investment in the property market, or those who own and develop good quality residential properties to let for investment purposes.

If you have a mortgage your Mortgagor will probably insist that a Managing Agent is appointed to look after your interests while you are away from the area, or you may simply decide you have enough on your mind and wish us to do the worrying for you.

Our full service includes:
(a) Meeting clients at their properties and advising them on current rental values.
(b) Advertising extensively and circulating particulars to suitable applicants.
(c) Accompanying applicants to view the accommodation.
(d) Obtaining a completed application form from prospective tenants and taking up written references.
(e) Preparation of Tenancy Agreement to suit your individual requirements and which satisfies all current legislation.
(f) Taking of dilapidation's deposit together with first month's rent.
(g) Issuing of keys and inventory.
(h) Checking to see that tenant has moved in and all is satisfactory

Whilst the property is tenanted we undertake to carry out the following:
(a) Organise any maintenance that is required to the property up to a figure agreed between ourselves and the landlord.
(b) Carry out regular inspections of the property to ensure that it is being properly looked after.
(c) Pay the Landlords bills on the property, i.e. insurance etc.
(d) Collect rents on a monthly basis in advance, normally by Bankers Standing Order, and credit as required to Banks or other financial institutions, having deducted any expenses incurred on the landlord's behalf.
(e) Send quarterly statements to the landlord.
(f) At the end of the tenancy check the property and inventory and make arrangements for the property to be thoroughly cleaned.
(g) Repay the dilapidation's deposit to the outgoing tenant after deduction of any necessary expenses and refund any deductions to the landlord.


LETTING ONLY SERVICE
This service is for those wishing to manage the day to day running of their property themselves although we do:

(a) Advise you on the legal and practical matters relating to the letting of your property.
(b) Prepare full letting particulars and circulate these to prospective applicants.
(c) Select the most suitable tenant and take up references.
(d) Prepare Tenancy Agreement.
(e) Collect deposit and first month's rent on your behalf.
(f) Initiate a Bankers Standing Order between yourself and the tenant if required.


FREE REFERRAL SERVICE
This service is for landlords who wish to undertake all the responsibility for the letting of their property themselves. We would pass details of the property to prospective tenants and make appointments for the landlord to show the tenant around the property.


Block Management
This service is for blocks of flats, both small and large, who require the expertise of an agent to assist them in the running of their Management Company. It is essential these days that Annual Returns and Accounts are filed promptly and the Company is seen to be run efficiently.

When a flat is sold prospective purchasers need to be assured they are not going to pay for expensive repair works on the building just weeks or months after completion. Campions attend the Annual General Meeting and liaise with accountants and builders etc on the Management Company's behalf. When a flat is sold we supply solicitors with a complete pack of all the relevant material to reassure the purchaser that the Company is well run.
