CAMPIONS RENTAL TERMS AND CONDITIONS

1. Campions will charge tenants an administrative service charge of 35% of one month's rent plus VAT on agreement to take a property. This includes the costs related to taking up references, except where a bank reference is necessary, for which a tenant must pay the individual bank charge. This is a 'one off' charge per property and is only refundable if the landlord should not proceed for any reason. In the event that your application is declined due to unsatisfactory references, the service charge will not be refunded.

2. The tenants must pay a Holding Fee of £300 per property, or £150 per person in the case of sharers. This will be used as security for the landlord on the property and will only be refunded should the landlord not proceed for any reason other than unsatisfactory references on the tenants.

3. The property will only be reserved and removed from all 'To Let' listings on receipt of the service charge and holding fee.

4. Campions will require one month's rent in advance and a dilapidations deposit of at least the equivalent of one month's rent, on or before the start of the tenancy. The holding fee will be used as part payment towards the dilapidations deposit. The dilapidations deposit is repayable at the end of the tenancy subject to satisfactory condition of the property and effects.

5. The dilapidations deposit and one month's rent in advance can be paid on the start date of the tenancy by Cash, Banker's Draft or Building Society Cheque. Personal cheques are only acceptable if received at least FIVE working days before the start of the tenancy to allow time for it to clear. Keys will not be released until the cheque has cleared.

6. Please note that unless otherwise agreed, all our Assured Shorthold Tenancy Agreements and Company Tenancy Agreements are for a minimum period of six months and the terms and clauses are non-negotiable. A copy of the Tenancy Agreement will be provided on request. Should you have any queries regarding the Agreement, please seek independent legal advice prior to signing.

7. If a tenant has reason to leave before the period is up he/she will be liable for any outstanding rent and bills up to and until such time as a new tenant can be installed. Tenants will be charged the landlord's out of pocket expenses associated with reletting the property and this will automatically be deducted from their deposit.

8. Tenants must ensure that all their belongings are insured under their own contents policy, which must include accidental damage to Landlords contents (proof of policy will be required at commencement of Tenancy). 9. Rent to be paid monthly by standing order unless otherwise agreed.

10. All rents are quoted per calendar month and are exclusive of all rates/services unless otherwise stated.

11. Stamp duty may be payable on a Tenancy Agreement. The tenant is strongly advised to contact their local Stamp office, Solicitor or Citizens Advice Bureau. It is the tenant's responsibility to ensure that Stamp Duty due is paid.

12. A charge of £15 plus VAT is payable to Campions if a building society/bank reference for mortgage purposes is requested.

13. If monthly rental receipts are required, they will only be issued if Campions are provided with stamped addressed envelopes and an advance administration charge of £25 plus VAT to cover each six-month period.

14. Campions reserve the right to refuse any application without giving reason.

15. ALL PARTIES NAMED ON THE TENANCY AGREEMENT MUST SIGN ON OR PRIOR TO THE COMMENCEMENT DATE OF THE TENANCY.
